- Efficiency. A sediment layer insulates the water from the heat source, so you pay more for the same hot water.
- Capacity. Sediment takes up volume. A 50 gallon tank with three inches of scale is no longer a 50 gallon tank.
- Lifespan. Tank units are rated for 10 to 12 years. In hard water without maintenance, failure at 7 or 8 is common here.
- Tankless units too. They have no tank to collect sediment, but scale builds up inside the heat exchanger and shows up as error codes and inconsistent temperature.
The part almost nobody checks
Inside every tank water heater is a sacrificial anode rod. It is a length of magnesium or aluminium designed to corrode instead of the steel tank. Hard water consumes it faster.
Once the rod is used up, corrosion moves to the tank itself, and at that point the clock is running. A rod costs a fraction of a new water heater and is the single highest value maintenance item on the unit, yet most homeowners have never had theirs inspected.
Three things that genuinely extend the life of your unit
1. Flush the tank annually
Draining the sediment out once a year keeps the burner working against water instead of rock. In Mesa, annually is a minimum rather than a suggestion.
2. Have the anode rod checked every few years
Replacing a depleted rod is inexpensive. Replacing a corroded tank is not.
3. Treat the water, not just the symptom
